Rental Application Process

The Applicant hereby gives permission to the Landlord and Property Manager to use the information collected herein to obtain consumer report; to contact employers and  previous landlord; to check the credit; to contact agencies that provide landlord information; to enforce the terms of any Tenancy Agreement that may be subsequently entered into with the Applicant; or to reasonably use it otherwise to assess this Rental Application.

Documents such as official ID, Employment letter, Paystubs, Bank Statement and Rent history are almost always asked before the place is rented to you. In this situation, you would want to reassure your apartment property manager and landlord that you are reliable, responsible and on top of your game.

After the application form is filled out along with the required documents, it should be sent to us through email. This section is where you can introduce yourself, you can talk about your background and why you are moving…

 To ensure your lease gets off to a smooth start, make sure you submit crisp and legible PDFs of all needed documents via ZOOD Property Management’s document portal within 3 days of receiving the green light. Don’t delay – it’s time to get everything in place for your new home!

On a rental application, identity is one of the most important things that has to be verified. Most applicants have government IDs in the form of a driver’s licence, valid passport, Ontario issued photo ID.

 

An employment letter will state salary, job title, and when the applicants started working in their current place of employment. If you are self-employed, you might need to provide more documents such as Notice of Assessment (NOA) , Bank statements and business licence.

This is a method of income verification. Two latest Pay stubs are required. In case of starting a new job, 2 most recent pay stubs as well as employment letter from previous employer are required.

Applicants must provide a copy of their credit report. A credit report is a record of the applicant’s credit history from a number of sources, including banks, credit card companies, collection agencies, and governments that have a credit score which could be a number from 300 (very poor) to 900 (Excellent).
